5 things you can do to sell your home for the highest price

When selling you home it is important to achieve the best price possible in order to maximise the amount you have to buy your next home. There are many things that affect the sale price and a good estate agent can bring you the right buyers, in the right position and negotiate in the right way to get you the right price. However, there are a few things you can do to help. Spending a couple of weekends sprucing your home up and presenting it in the best light  can make a huge difference. Not only could it result in you getting more £ but it could result in a quicker sale. 

Here are 5 things we recommend you do to achieve the best sale price:

Think like a buyer
Head outside and look objectively at your property. Does it look good or does it need smartening up? Ideally, you want your home to look like the best house on the street. Make sure there are no weeds in your drive or loose paving slabs. 

If your paintwork is looking shabby, whether it’s your fence or wall, get it painted. Don’t have your wheelie bins lined up in front of your house, take them round the back. Why not have some attractive plants in pots by the front door and some hanging baskets? Arrange for a window cleaner to clean your windows, sills and door too. You want to have maximum kerb appeal to make a great first impression. 

Declutter
To help make your home feel as spacious as possible, start sorting through your belongings now. If you have a garage or shed, use it to store away bulky items that you don’t need on a day-by-day basis. Less is more, so remove unnecessary ornaments and knickknacks. If you have children, ask a family member to store some of their toys at their house temporarily. The toys that you have at your home should be tidied away before each viewing.

Any pet beds, cat litter trays and other pet accessories should be hidden in your garage or outside for viewings and if you can, ask someone to mind your dog (and/or children) so that people can walk around your home undisturbed (and you won’t be distracted either). 

Finish any DIY jobs
If there are any DIY jobs that you’ve started and never finished, or perhaps have been on your ‘to do’ list for a while, make them a priority. Otherwise, potential buyers could be turned off and think that there might be hidden problems. If your home is ready to move straight in and won’t need any work doing to it, this can be a huge positive. 

Paint, paint and paint some more
When was the last time your home was decorated? Even if it wasn’t that long ago it might still be worth rolling up your sleeves or calling in a decorator. You might love your bright purple lounge or red kitchen but it could be too much for some people. Look to make your home as neutral as possible. The finish needs to be good if you want to achieve the best price possible so don’t rush.

Get cleaning
Now is the time to clean those areas of your home that don’t get cleaned on a regular basis. All of your skirting boards need wiping down, and all of your home’s nooks and crannies. You need to be thorough so that your home looks immaculate.  

It can be a good idea to light scented candles and switch on your air fresheners before viewings so that your home is smelling fresh and clean.
